Title deed translation

A title deed is an official document showing ownership of real estate. It is used as a declaration of assets in overseas visa and residence permit applications, and as proof of ownership in inheritance and sale transactions.

Block, parcel and map sheet information and the ownership share are translated in full. These technical fields identify the property; incomplete translation can prevent the document from being processed.

Which institutions request this document?

  • Consulates — as a declaration of assets in visa applications
  • Foreign courts — in inheritance and property cases
  • Banks — for collateral transactions
  • Immigration authorities — for residence by investment applications

Certification requirements

Is notarisation required?

Notarized translations are required for official applications.

Is an apostille required?

An apostille is obtained for a document certified by the land registry directorate; it is issued by a provincial or district governor's office.

There is no universal rule. The institution requesting the document determines its certification requirements. The information above describes common practice. Tell us which institution you are applying to and we will help clarify the required certification.

Preparing your document

  • Send a copy in which all fields of the title deed are legible
  • Ask whether a property information printout from e-Devlet is accepted
  • If there are several properties, combine them in one file
  • In shared ownership, the ownership share must be visible

Frequently asked questions

Is an e-Devlet property record accepted?

Some institutions accept it; where notarization is required, a document certified by the land registry directorate may be requested.

Is a valuation report also required?

For declarations of assets, some institutions require a report showing the current value; this is a separate document.
